Are consultations and management proposals really free and no obligation?
Yes. We offer a free consultation and a detailed management proposal at no cost and with no obligation. This includes a review of your property and its position within the local rental market.
How do you communicate with owners?
We provide consistent, professional communication through owner portals, email updates, and direct contact when needed. Owners always have visibility into their property’s performance and management activity.
How does the tenant portal work for maintenance requests?
Tenants submit maintenance requests directly through the portal, including details and photos when applicable. Requests are tracked, prioritized, and managed through our system to ensure timely resolution and clear documentation.
What is your tenant screening process?
Our screening process includes pre-screening forms, electronic applications, credit and background checks, and verification of employment and rental history to support quality tenant placement.
Do you offer Airbnb and short-term rental management?
Yes. We provide short-term and Airbnb management, including guest coordination, turnover scheduling, cleaning oversight, and ongoing performance monitoring.
Do you provide pressure washing services?
Yes. We offer exterior pressure washing for siding, walkways, driveways, and common areas to maintain curb appeal and protect property condition.
Do you handle garbage, recycling, and bulk item removal?
Yes. We coordinate garbage removal, recycling, and disposal of bulk or abandoned items as part of our property care and turnover services.
Do you work with reliable and insured contractors?
Yes. We work with a network of licensed, insured, and experienced local contractors and vendors to ensure quality workmanship and reliable service.
Do you provide tenant and owner portals?
Yes. Both tenants and owners have access to secure online portals. Tenants can submit maintenance requests, make rent payments, and access documents, while owners can view reports, statements, and property updates.
Who approves repairs and maintenance expenses?
Approval thresholds are set in advance with each owner. Minor or urgent repairs are handled within agreed limits, while larger expenses require owner approval unless immediate action is needed to protect the property.
How is rent collected and tracked?
Rent is collected electronically either directly to the owner or through DaVinci’s management system, depending on the agreed setup. Automated reminders, tracking, and clear reporting are provided, with statements and records available through the owner portal.
Do you manage vacant properties or homes owned by snowbirds?
Yes. We provide scheduled inspections and documented oversight for vacant or seasonally unoccupied properties, helping protect the property and support insurance compliance while owners are away.
How does cleaning work for Airbnb and short-term rentals?
We start with a deep clean to establish a strong baseline, followed by the first few turnovers to accurately assess time and scope. This allows us to set a consistent, fair cleaning rate.
Cleaning fees are typically charged to the guest and generally cover the full cost of service.
What happens if a tenant stops paying rent?
We follow provincial tenancy rules and established procedures, including required notices and documentation.
When necessary, we assist owners through the Residential Tenancies process and guide them through each step to ensure compliance and minimize disruption.
